The minutes of the December 19th meeting were approved 4/4

 

The letter of resignation from Jay Nelson was presented and accepted 4/4. Thank you Jay for your dedication to the HHE community and accomplishments during your five years tenure on the HHE BoD

 

No homeowners were present

 

Property Management:

̃       The 1/9/08 property management CCR History Report, Balance Sheet, and Collections Status Report were presented by MW of IPM

̃       Two letters for property perimeter fences were mailed

̃       Satellite dishes that are visible from the street are a violation

̃       Barbara is the new IPM assistant for HHE

 

The Treasurer’s Report was given by Tom Base

For the Crime Report there was no crime reported in HHE in October


 

Old Business

̃       For landscape pest control, a new contract for $100/mo is to be set up with Top Branch by MW. The previous pest control vendor should be paid half of the outstanding invoice.

̃       For the front landscape gold mound, replacing the dead plants was proposed for $1000.

̃       For bush-hogging the FPL easement, a new contract for 5 cuts in 2008 at $700/cut is to be set up with Top Branch by MW

̃       For the lights out on Wiles, a work order is to be sent out

̃       For the new mailboxes, the letter requiring the upgrade will be sent to homeowners by Jan 15

̃       For a fifth BoD member, a notice will be posted on the new HHE sign

̃       For the new gatehouse finances, the approximate $100k cost of around $800/homeowner will be spread over 11 years at $15-$20/quarter. The renderings and ballpark cost should be available for review at the next BoD meeting. The final renderings and cost will be available for homeowner review at the following BoD meeting. Redoing the pavers was proposed. Replacing the awning was put on hold.

̃       For the renter agreement, the letter will be mailed in January with return postage.

̃       For the entry gates, an interlock to prevent both homeowner and visitor gates from opening concurrently was proposed

̃       For homes with exceptional presentation, a gold star letter was proposed to be sent and a picture posted on the HHE sign and website.

̃       For a BoD succession plan, having property management responsible for day to day projects and follow-up was proposed

 

 

The next BoD meeting is Wednesday, February 13th at 6:30 at IPM
