The minutes of the January 9th meeting were approved 4/4

 

No homeowners were present

 

Property Management:

̃       The 3/12/08 property management CCR History Report, Balance Sheet, and Collections Status Report were presented by MW of IPM

 

The Treasurer’s Report was given by Tom Base

̃       Cash on hand                                              $80,794

̃       Homeowners past due assessments                      15

Old Business

̃       For the mailbox replacement project: 30-40 mailboxes are on order. A letter needs to be sent to tell homeowners to remove plants in the vicinity of the mailbox before installation of the new mailbox

̃       For the landscaping at the front entrance: The goldmound is going in. The 500 bags of mulch are installed. Annuals need to be removed and replaced with a drought tolerant flowering plant. The cost  to install crown-of-thorns is needed

̃       For the pest control: The spraying is done

̃       For the bush hogging: A new contract is needed

̃       For the gatehouse project: A ballpark cost is needed. A list of contractors is needed. Peter, the architect, should be at the next BoD meeting to answer questions about cost, landscaping, pavers, and design. A plan for a temporary guardhouse and temporary lanes is needed.

̃       For the renters agreement: the letters need to be sent to the homeowners’

̃       For the entry gate interlock: 4/4 agree on the $85 to set it up

̃       For the new BoD member: The two candidates will be interviewed immediately before the next BoD meeting – one at 6:30; the other at 7:00

̃       For the FPL trespassing: The north gate hinges need to be repaired, hinge bolts locked, and the gates chained.

̃       For the two homes with pool issues, the city needs to be contacted to serve the violation

̃       For the homeowner driving the ATV on the FPL easement, a letter needs to be sent

 

The next BoD meeting is Wednesday, April 9th at 7:30 at IPM
