BOARD OF DIRECTORS MEETING

The minutes of the March 12th meeting were approved 4/4

 

One homeowner was interviewed for a board position. The second interviewee will be rescheduled

Two homeowners were present. They volunteered to get the 50% vote to allow aluminum perimeter fences.

 

Property Management:

̃       The 4/9/08 property management CCR History Report, Balance Sheet, and Collections Status Report were presented by MW of IPM

 

There was no Treasurer’s Report

 

Old Business

̃       For the six+ homeowners in or entering legal procedures, IPM needs to maintain more timely follow up.

̃       For the two homeowners that requested the allowance of perimeter aluminum fences, 4/4 agreed to not change the documents.

̃       For the front gate security, 4/4 approved a $0.30 raise not retroactive. A certified letter is to be sent to Fortress with a cc to Murdock informing them of our unhappiness with the open issues e.g. training on the post orders, $1/hr raise, letting people in without calling homeowners, … Quotes are needed for alternate security companies

̃       For the front landscaping, the Top Branch charges were $1300 for the gold mound and $2240 for the mulch.

̃       For the new guardhouse, MW estimated $40k at $125 - $150/sq ft. This translates to around $10/mo/homeowner. MW estimated $200/mo for a temporary guardhouse to be located immediately behind the present structure in the turnaround. The next step is to have Peter, the architect, at the next meeting to review the proposal, discuss landscaping, ornamental vertical gates, and other peripheral issues. Then the $6,200 architect fee would be voted on. An entrance side overhang similar to King’s Point was proposed.

̃       For HHE house colors, 4/4 agreed to disapprove the bright yellow on Rothschild. A letter is to be sent. No wild door colors are allowed such as bright blue or green. Dark brown is approved.

̃       For the new mailboxes, a letter is to be sent to homeowners that the cost of the mailbox is $408 if not ordered by May 1st. A note to remove plantings from around mailboxes should be included in this letter.

̃       For the pipes in the lake, Pinetree is to be contacted about a pump system to allow water to flow back into the HHE lakes to maintain the level.

 

The next BoD meeting is Wednesday, May 14th at 7:30 at IPM
