BOARD OF DIRECTORS MEETING

The minutes of the May 10th meeting were approved 5/5

 

Three homeowners were present to volunteer these Good and Welfare discussion topics:

̃       Requests to view the landscape plan

̃       Questions of when the landscape plan will be implemented

̃       Questions about filling in the front fichus hedge and fencing

̃       Door hanger about painting the front of a HOs house

 

The Legal Report from Tom Base included:

̃       FPL class action law suite for cable access paid $5500 to HHE HOA

̃       The $144 special assessment for storm clean-up was paid by all but 5 HO’s. These 5 will go the attorney

̃       For the $607 special assessment due July 1st, 30 HO’s paid so far

̃       For the vacant house, attorney work continues

 

Violations status included:

̃       72% of HO’s without door hangers

̃       14% new door hangers

̃       14% 2nd door hangers were sent letters

 

Front entrance landscape discussions included:

̃       The history of the proposal and bidding process was reviewed.

̃       The overall landscaping design was reviewed.

̃       5/5 approved awarding the contract to the Top Branch proposal for approximately $40k. This is on plan to the ‘low’ estimate. The $5k architecture fee was waived. $3300 credit for existing trees was included. Excluded were: sod, berm, irrigation, lighting, monument signs. The contractor must agree  to move landscaping at no cost for the final approved location for the HHE sign monuments

̃       For irrigation of the new landscaping, bids are needed from two specific contractors

̃       For lighting, a bid is needed from the preferred contractor

̃       For the monument signs, contractor meetings will convene next week

̃       For the gatehouse modifications, the monument contractor will make a proposal


 

Discussions of fencing of pool areas by HOs included:

̃       5/5 agreed that the present HHE documents (Article 6, Section 5), requiring brown chain link covered by a hedge, applies to property line fencing => not pool enclosure fencing

̃       5/5 agreed that pool enclosure fencing must be approved through the Architecture Request Form. The ARF will be approved conditionally pending approval by Coral Springs

̃       The guidelines for approval will include white or brown (bronze) aluminum rail fences.

 

Ice Cream Truck on Saturday afternoons was approved 5/5
