BOARD OF DIRECTORS MEETING

The minutes of the June 20th meeting were approved 5/5

 

One homeowner was present to volunteer these Good and Welfare discussion topics:

The Committee reports included:

̃       For the gate house, the post orders were revised

̃       For the website and newsletter, the website will replace the newsletter as the primary means of communication to HO’s. A sign was proposed for the front entrance. Pictures of homes were added to the website

̃       For the post lights, another review will be done in July

 

The Treasures report was given by Tom Base:

̃       Cash on hand – operating and hurricane                                 $92,369

̃       Road Reserve                                                                      $35,755

̃       Hurricane Wilma assessment income                                    $19,416

̃       Homeowners past due assessments income:             $58,519

̃       Total past due assessments:                                    65 regular, 67 special

̃       Homeowners in collection:                                                    4

̃       Homeowners to collection for assessments on July 30 (needs BoD approval)

̃       Homeowners past due late fees & fines only                           0

̃       Fines & late fees owed:                                                        $100

           

Finance projects include:

̃       Track hurricane Wilma expenses separately against the special assessments

 

The Legal Report from Tom Base included:

̃       For the vacant house, attorney work continues

̃       An abandoned home is in foreclosure for non-payment of assessments.

 

The Crime report showed no major crime in the last 12 months


 

Old Business

̃       For the fence along the FPL easement North and Wiles Rd entrances, the contractor will start July 21st

̃       For the replacement of a light on a front post along Wiles, the fixture from the east end post will be swapped in. A new fixture is to be purchased and installed at the east end.

̃       Work on the gate house will be postponed ‘til signs are finalized

̃       The post orders were changed to entrance for emergency repairs after hours

̃       For the landscaping of the front entrance, permits are in process. Work will start Monday

̃       For landscape maintenance, bids are needed from two preferred contractors

̃       For new front gate signage, contractors continue to be elusive

̃       Pavers around the gatehouse will be swapped after landscaping is complete. Bids are needed for pressure cleaning

̃       The guard parking area will be four concrete runners with grass between

̃       For the street signs, the bid was approved for new sign brackets, signs, post repair and painting

̃       For mailbox repairs, 5/5 agreed to continue with the present Mel Northey mailbox. 5/5 agreed to go ahead with the repair due process

̃       For vehicles parked on the street overnight, the tickets and permits need to be procured. The guards need to use these and maintain a log of night routes and offenders

 

New Business

̃       The transponder re-order point quantity must be increased to not run out again
