BOARD OF DIRECTORS MEETING

The minutes of the July 11th meeting were approved 5/5

 

Eight homeowners were present to volunteer these Good and Welfare discussion topics:

̃       HO’s questioned removal and requested replacement of front ficus hedge adjoining a HO property

̃       HO questioned selection of Magnolia because of large growth habit

̃       HO questioned use of benches and path as ‘…looking like a back yard…’

̃       HO questioned value of front landscaping for the cost

̃       HO commented that front landscaping looked nice

̃       HO had questions on rules for fencing a property

̃       HO’s  commented that poorly patched roofs and damaged screen enclosures look bad

̃       HO questioned whether FPL easement fencing was complete

̃       HO’s commented that transponders have not been working very well

̃       HO requested that the BoD improve communication with HOs and be more open

̃       HO commented about a mailbox violation letter

̃       HO suggested a 173 HO survey

 

The Committee reports included:

̃       For the gate house, phone service needed to be repaired in a more timely manner

 

The Treasures report was given by Tom Base:

̃       Cash on hand – operating and hurricane                                 $123,127

̃       Road Reserve                                                                        $36,195

̃       Total past due assessments:                                    26 regular, 46 special

̃       Total past due assessments                                     $11,372 regular, $29,593 special

̃       Homeowners in collection:                                                    5

̃       Homeowners to collection for assessments (needs BoD approval) 46

̃       BoD approved 46 to collection 5/5

           

Finance projects include:

̃       Track hurricane Wilma expenses separately against the special assessments

̃       2007 budget workshop set for September 26th

̃       BoD meetings to be changed to second Tuesday so that past month’s P&L can be reviewed

 

 

The Legal Report from Tom Base included:

̃       For the vacant house, hearing September 5th

̃       One HO in foreclosure for non-payment of assessments

̃       Five HOs in collection for non-payment of 1st Wilma special assessment

 

The Crime report showed no major crime in the last 13 months

 

Old Business

̃       For the fence along the FPL easement North and Wiles Rd entrances, the north end is complete. The south end gate has a 6ft gap. Wiles fence repair is complete. Ficus is needed at the pump station

̃       For the light fixtures along Wiles, a new fixture has been ordered

̃       For the landscaping of the front entrance: annuals are to be added this week; the appearance of the benches needs to be improved; a quote for up-lighting is expected this week; a pergola was proposed for $3,800; landscaping maintenance contracts are being reviewed;

̃       For the front sign, the first contractor needs to be revisited

̃       For the gate house, improvements were discussed. 5/5 agreed to wait for the signage to be finalized

̃       The cleaning of the front pavers, sidewalk, and guard house needs to be started now

̃       For the street signs, the repairs are planned for late August

̃       For the mailboxes in violation, letters have been sent

̃       Coral Springs tree replacement policy

 

The next BoD meeting will be September 12th
