BOARD OF DIRECTORS MEETING

 

August 14th, 2007

The minutes of the June 26th meeting were approved 5/5 with an amendment to add comments from a homeowner

 

No homeowners were present

 

Property Management:

̃       The property inspections were held on July 16 and August 14.

̃       The IPM report is to be improved with the detailed history of the violations for the next meeting

̃       For violations where the second letter was sent and dates exceeded, six homeowners are being sent to legal

̃       To improve communications, any BoD member can phone or send an email to Mike Whittle concerning violations or HOA property status

̃       The BoD agreed to meet regularly on the second Wednesday of each month at 6:30pm

̃       The definition of a commercial vehicle was clarified and approved 5/5 to include: lettering or signs; panel vans with no windows except the front three; pipe racks; trailers

̃       For the homeowner churches, a legal opinion of possible options is needed

 

For the Treasurer’s report:

̃       $14k in legal fees were received from a homeowner

̃       A motion to allow Jacques Nelson, Scott Matchunis, and Tom Base to sign for the Amtrust HOA bank account was approved 5/5. This will allow correction of the $20k error by BMPM

̃       The special assessment for hurricane Wilma repair has been completed to plan

̃       The Treasurer will prepare a detailed report for the next BoD meeting

 

The Legal Report included the unfinished house status

 

Crime Statistics: For May, Coral Springs recorded an auto theft and burglary in HHE

 

Old Business

̃       For renovation of the guard house, a 2008 special assessment of around $400 was proposed. Renderings will be reviewed at the next BoD meeting to approve the $5k architect fee for detailed plans

̃       To bring mailboxes up to standard, a plan was proposed to require all homeowners to replace their mailbox with a new mailbox for around $400 in 4Q 2007. Two bids for the mailboxes and a draft letter to homeowners were requested from IPM by the next meeting

̃       For the painting of the speed bumps, 5/5 approved $1900 for painting with white crystal paint

̃       For the front entrance information sign, $500 was proposed.

̃       For the no trespassing signs on the FPL easement, IPM is to get signs installed at the gates and correct the positioning of the present signs

̃       For the painting of the fireplugs, IPM is to handle

̃       For HHE home paint colors, using the Coral Springs approved color book or creating the HHE approved color book were discussed

 

New Business

̃       For bush hogging the FPL easement: cutting needs to be done this week; checks from ’06 need to be corrected

̃       For the FPL gate keys, IPM is to make copies

̃       For the transponders, IPM is putting them on the homeowner’s cars

̃       For new gate attendants hired by Fortress, IPM needs be notified

̃       A yard sale was proposed for the first Saturday in November

̃       A block party for 2008 was tabled
