BOARD OF DIRECTORS MEETING

The minutes of the August 1st meeting were approved 5/5

 

Two homeowners from an adjacent community requested access to the FPL easement for horseback riding

 

Three homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Resurfacing the first cul-de-sac on Chardonnay

Þ       Exposed irrigation pipes on the lake

Þ       Back yards facing the lake need clean up

Þ       Basketball hoops in the road

Þ       Fixing the area where the guards park

Þ       HHE sign replacement as a single sign

Þ       House on Chardonnay needs screen enclosure and roof fixed

Þ       Thanks for the FPL easement gates

Þ       Wiles fence opening repair incomplete

Þ       Security guard allowed entry without checking ID

Þ       Annual meeting date and chairperson

 

The Committee reports included:

Þ       Website include newsletter articles approved by the BoD

 

The Treasures report was given by Tom Base:

Þ       Cash on hand – operating and hurricane                                 $82,156

Þ       Road Reserve                                                                      $36,643

Þ       Total past due assessments:                        6 regular $4,201, 10 special $6,805

Þ       Homeowners in collection:                                                    10

Þ       The special assessment spending is on plan

           

Finance projects include:

Þ       Track hurricane Wilma expenses separately against the special assessments

Þ       2007 budget workshop set for September 26th

 

The Legal Report from Tom Base included:

Þ       For the vacant house, the summary judgment was received; a recommendation from HO Assoc for CO timeline is required

Þ       Ten HOs in collection for non-payment of special assessments

Þ       Annual meeting Tuesday November 14, 2006

 

 

 

Old Business

Þ       For the fence along the FPL easement: The south gate needs additional fence on the east side; five keys are needed for HHE, FPL, CS access; the fence repairs along Wiles need to be completed; no trespassing signs are needed

Þ       For the light fixtures along Wiles: the replacement light fixture was confirmed to be on order; several light bulbs need replacing; the light at the immediate entrance needs to be re-attached; our present electrical contractor should take care of these

Þ        For HHE landscaping, the new landscape contractor should handle: fill in ficus gaps along Wiles; replace dead tree on SW Chardonnay; mulch the west end of along Wiles; strap the Bismark palms; replace ficus bushes;

Þ       For the front entrance completion: quotes were reviewed; the BoD needs to look at the metal signs; the guard house façade quote and pergola quote were tabled

Þ       For the guard house, needed repairs include: façade, awnings, outside paint,  replace concrete, improve A/C

Þ       Cleaning the pavers is complete

Þ       For the guard parking area: quotes are needed for new pavers

Þ       For the signage replacement: work has begun

 

New Business

Þ       For hurricane shutters on the guardhouse: quotes are needed for next year’s budget

Þ       For the Coral Springs tree replacement policy: the city is to handle notifications

Þ       One last newsletter to include referencing news on the website and a HOA status wrap-up

 

 

Property Management

Þ       The next inspection will include mailboxes

Þ       Violation letters need to be sent for: commercial vehicles; vehicles in the street or hanging out into the street overnight; roaming pit bull

 

 

The next BoD meeting will be October 10th
