A brief meeting to elect the officers convened at 6:30 by the new BoD

̃       The results are listed above.

 

 

A meeting to review the 2006 budget convened at 6:34:

̃       The highlights of the new budget were given by Tom Base

̃       The 2006 quarterly assessment is $348. (The 2005 assessment was $349).

̃       The road reserve fund is on plan for 2005 and 2006

̃       Three homeowners were present to discuss these topics:

o        FPL easement security 

o        Rotating the guards at the front gate

o        Guards need to enter phoned in names into the computer

 

 

A private Board of Directors meeting convened at 7:00:

 

The minutes of the August 16th BoD meeting were reviewed and approved 5/5

 

Committees with their champions were discussed and agreed upon 5/5

The Treasurer’s Report from Tom Base included:

̃       Cash on hand                                  $58,756

̃       Reserves                                         $31,114

̃       Past due assessments for 2 HO’s     $     853

̃       Past due fees and fines for 15 HO’s   $  1,188

̃       Project to audit HO ledgers to ensure fines are recorded accurately and in a timely manner

 

The Legal Report from Tom Base included:

̃       Two HO’s paid in full

̃       Two HO’s in legal


 

Property Manager

̃       The content of the monthly report was agreed upon

̃       For first violations, a kinder notice was agreed upon 5/5

 

Crime Report

̃       Crime free for August

 

 

OLD BUSINESS:

 

Gate entry guards

̃       The need for a meeting with the head of Fortress was agreed upon

̃       The guards staff needs to be rotated

̃       The post orders must be enforced

̃       A new guard company should be explored

 

Entrance landscaping

̃       The need for a meeting with the head of Tropics North was agreed upon

̃       Two other companies looked at our property

 

For audio equipment for the front gate, a monitor could be added for the verbal abusers to see themselves in action. All agreed on a sign ‘… video and audio recorder…’

 

The HHE Landscape Handbook should be emailed to all HO’s

 

For the Welcoming Committee, the BoD must be notified of new HO’s.

 

For the Best of HHE, taking photos of 50 homes to go to realtors on a CD and to be put on the website was agree upon

 

 

 

NEW BUSINESS

 

For the additional speed bumps, portable speed bumps sponsored by the Coral Springs Partnership will be pursued

 

For the 2006 Block Party, a $1,500 budget was approved 5/5

 

For the HHE Garage Sale, 5/5 agreed on two per year. 4/5 agreed an open gate for four hours

 

 

The meeting was adjourned. The next BoD meeting will be in November 1st
