BOARD OF DIRECTORS MEETING

The minutes of the September 12th were approved 5/5

 

One homeowner was present to volunteer these Good and Welfare discussion topics:

̃       Status of front signage

̃       Replacement of the ‘No U Turn’ sign

 

The Committee reports included:

̃       For the Social committee, the next block party is planned for March ‘07

̃       For the Welcoming committee, a HO volunteered to greet new HO’s with a TBD package

̃       For the Website committee, suggestions included allowing printing of the front page, and adding HO business affiliations

 

The Treasurer’s report was given by Tom Base:

̃       Cash on hand – operating and hurricane                                 $76,801

̃       Road Reserve                                                                      $37,162

̃       Total past due assessments:                        92 regular $31,591, 7 special $4,681

̃       Homeowners in collection:                                                    7

̃       The special assessment spending is on plan

           

Finance projects include:

̃       Track hurricane Wilma expenses separately against the special assessments

̃       Adoption of the 2007 budget: 5/5 approved the 2007 budget

 

The Legal Report from Tom Base included:

̃       For the vacant house, the summary judgment was received.

̃       Seven HOs in collection for non-payment of assessments

̃       For the annual meeting Tuesday November 14, 2006, notices must be sent with proxies at least two weeks before; the meetings will include the annual meeting, meeting of the BoD to elect officers, and a BoD meeting

 

Old Business

̃       For the lights along Wiles, the replacement fixture was installed. Lights are out east of Rock Island

̃       For the HHE landscaping, the maintenance company needs to: replace the dead bushes around the fountain with decorative stones; cut the Philodendron out of the ficus hedges; mulch along Wiles; straighten the trees along SW Chardonnay.

̃       For the front signage: the sign company that did the new Oakbrook signs needs to be contacted; the aluminum sign cost would be around $31k; the architect for the sign, gatehouse and pergola is to get three quotes

̃       For the pavers in the guard parking area, quotes are needed for replacement

̃       For the street signs: the old sign posts will be replaced with new metal posts within the next few weeks. The other signs will be changed to match

 

Property Management

̃       The property management report included the status of violation and follow ups

̃       The next inspection will be October 30th

 

New Business

̃       For hurricane shutters on the guardhouse: this expense will be tabled until next year

̃       For the Coral Springs tree replacement policy: the city is to handle notifications

̃       Tom Base, president and treasurer, gave his letter of resignation. 4/4 accepted. Many thanks to Tom Base for the years of dedication and successes. Tom Base volunteered as a HO to continue to help with the treasurers report, legal, and inspections

̃       Patrick Dean was appointed to the BoD. 4/4 approved

̃       The new HHE BoD is: Jay Nelson – President; Patrick Dean – Treasurer; Tom Toth – Secretary; Dave Aronson and Brian O’Donnell - Directors at large

 

 

The next meeting will be the November 14th HOA annual meeting
