BOARD OF DIRECTORS MEETING

2008 BUDGET MEETING

̃      The 2008 budget of $241,340 was presented by Tom Base. The budget was approved 5/5. The quarterly assessment is $348 per homeowner - the same as ’04, ’05, ’06, and ’07

 

 

BOARD OF DIRECTOR’S MEETING

 

The minutes of the September 13th meeting were approved 5/5

 

Two homeowners were present to volunteer these Good and Welfare discussion topics:

̃       The entry gate for residents does not open unless the vehicle is at the extreme right. Visitor entry should be held to allow residents to turn left. A speed bump was suggested

̃       A homeowner discussed his white fence around the perimeter of his back yard. (See the minutes from the June 20th, 2006 meeting for the policy on fencing that was approved by the BoD)

̃       Status of commercial vehicles in HHE

̃       Status of the incomplete house

 

Property Management:

̃       The property management report was updated from the October inspection. As requested, the history for each homeowner was added to this report. The homeowners’ violations that are ready to go the attorney were reviewed

̃       The status of action items from the September BoD meeting was reviewed

̃       Inspection around the lake is still on the action list

̃       For overnight parking violations, 5/5 approved a violation ticket on the vehicle for the first and second violations. A $50 fine will be levied for the third violation

 

For the Treasurer’s report:

̃       A detailed report was not available

̃       No homeowners are in collection

̃       5/5 approved authorizing the property management to represent the Association in the mediation for the enforcement of violation

 

 

 


 

Old Business

̃       For the front landscaping, specific maintenance improvements were requested to the representative from Top Branch. For pest control, $295/quarter was approved 5/5

̃       For the guardhouse awning replacement, a black awning on the existing frame should be expedited

̃       For the mailbox replacement, 5/5 approved the proposal new mailbox standard for $325 plus tax and installation for each homeowner. The notice to homeowners will be sent in early November with a requirement for new mailbox installation by March 1, ’08.

̃       For the renovation of the guard house, a verbal from an engineer indicated that the existing structure cannot support the proposed changes. A new guard house was discussed at a ballpark cost of $100k to be financed over 10-15yrs starting in ‘09

 

New Business

̃       To improve communications, IPM and the BoD will work on addressing the specifics that were discussed. Priorities were requested to be added to the actions list. Mike’s assistant should be cc’d on action item correspondence.

̃       The annual meeting will be Tuesday, November 20th at 6:30pm at IPM

̃       The notice for the November 3rd garage sale, should be sent this week

̃       For a vehicle damaged by the gate malfunction, payment was approved

̃       For the FPL gate on Wiles, a piece is on order. A new master lock is needed
