BOARD OF DIRECTOR’S MEETING

 

The minutes of the October 18th meeting were approved 4/4

 

No homeowners were present

 

Property Management:

̃       The 12/19/07 property management CCR History Report, Balance Sheet, and Collections Status Report were presented by IPM

 

For the Treasurer’s report:

̃       A detailed report was not available

̃       There are eleven delinquencies

 

Old Business

̃       For the FPL easement, the cutting frequency should be every six weeks for the months June through September. The next cutting should be April 1. Top Branch was approved as the new contractor at the current contractor’s price

̃       For overnight parking on the street, 4/4 approved the process: After four violations in the same month, the vehicle will be towed. The offending vehicle will receive two warnings explicitly describing the towing consequence.

̃       For the hedge on Wiles across from Rock Island, Top Branch needs to trim the ficus

̃       For the lights along Wiles, the light on one post needs to be repaired

̃       For homeowners with landscaping violations, 4/4 approved the process: After the normal due process, the HOA will contract the landscaping repairs and add that cost to the homeowner’s next assessment. A letter will be sent to the homeowner detailing the cost and the earliest date of completion. The BoD will approve this action based on a list of violations that IPM will maintain

̃       For the security company, no action at this time

̃       For the new mailboxes, 4/4 approved the process: January 15th the notice will be mailed to homeowners with the requirement to place the order for the new mailbox by May 1st

̃       For homeowner fencing, 4/4 approved the following: Back yard property line perimeter fences must be brown chain link and hedged on the outside so the fence is not visible. The three homeowners that are in violation will receive notices to hedge or remove the fence. Pool enclosure fences can be white or bronze aluminum on the perimeter of the concrete pool slab. White or light colored fences should have a continuous hedge 18” high.

̃       For the gate house awning, the replacement is on order

̃       For the new gate house, the renderings will be reviewed next meeting.

 

 

The next BoD meeting is Wednesday, January 9th at 6:30 at IPM

 

For the election of BoD officers: 4/4 approved the request for the resignation of the current President while the employment conflict exists. 4/4 approved the following positions: President = Tom Base, Vice President = Scott Matchunis, Treasurer = Tom Base, Secretary = Tom Toth; Director at Large = Dave Aronson
